URBAN CONCEPT

PROBLEMS:

– Lack of public space in the area

– Lack of recreational areas in the area

– Proximity of the railway and road routes causing noise

– Lack of a continuous frontage

OPPORTUNITIES:

– The underpass beneath the tracks concentrates pedestrian traffic by the planned investment

– Proximity of a local shopping centre

The development concept of the planned investment responds to the above problems and opportunities. The building was given such a form and located in such a way as to:

– create a small urban square

– create a quiet courtyard for play and recreation

– ensure acoustic comfort for the residents

The proximity of the exit from the underpass beneath the tracks concentrates pedestrian traffic at this point (on the route linking the War Studies University and the Church of the Parish of Our Lady of Victory, and the two parts of Rembertów), which is why it is reasonable to design service premises along Republikańska and Cyrulików streets and a small public square at their intersection. By bending the southern part of the volume, a frontage for this square was created.

The designed form at the same time creates a recreational courtyard at the rear of the building and shields it from the noise of Cyrulików Street and the railway route.

The building was located on the plot in such a way, and given a bent form, so as to ensure the greatest possible acoustic comfort for the residents – that is, the building was placed with its gable wall facing the noise source, and its polygonal volume is intended to break up the sound waves while at the same time ensuring the use of southern sunlight.

At the same time, the volume of the residential part was set back relative to the volume housing the garage and services, in order to distance this part from the noise source.

In front of the building, tree planting was designed, retaining some of the existing trees that shield both the building and the square (also by means of earth berms) from the noise sources.

TRANSPORT SERVICING

Two entrances to the plot are designed:

– from Cyrulików Street, serving a car park of 4 spaces intended for the service premises (entry from the main street), and a surface garage of 17 spaces

– from Republikańska Street, serving a car park of 7 spaces and 3 spaces for people with reduced mobility, intended for the residents.

Accordingly, 14 parking spaces are designed outdoors and 17 in the above-ground garage, which meets the provisions of the competition rules and the Local Spatial Development Plan (MPZP):

– 4 parking spaces serving the commercial premises

– 24 parking spaces for residents (1 space per flat)

– 3 general parking spaces (10% of the total number of spaces)

Within the investment area, 33 bicycle parking spaces were also designed, meeting the provisions of the competition rules and the MPZP:

– 1 space serving the commercial premises

– 24 spaces for residents (1 space per flat)

– 3 general spaces (10% of the total number of spaces)

COMPLIANCE WITH THE MPZP PROVISIONS AND COMPETITION GUIDELINES:

ARCHITECTURAL CONCEPT

BUILDING LAYOUT AND INTERNAL CIRCULATION

The designed building has a corridor layout with a single staircase. The entrance to the building is on the eastern side. The entrance vestibule serves the entrance, the exit to the courtyard and the access to the garage and the lift, as well as the technical rooms and the pram store; it is separated from the open staircase. This vestibule layout facilitates circulation and supervision of the entrance and reduces the number of doors that residents have to pass through.

The staircase with the lift is placed in the northern part of the building.

The flats are located on both sides of the corridor

On the roof of the garage there are terraces of the flats on level +1, as well as a terrace accessible to all residents, reached by external stairs

All flats, apart from those with a terrace, have balconies

Commercial premises on Cyrulików Street, 3.00 m net height; premises on Republikańska Street, 2.55 m net height, fitted with supply-and-exhaust ventilation. Residential premises, 2.55 m net height.

BUILDING STRUCTURE

The building structure is a reinforced-concrete and ceramic column-and-wall structure

– garage: reinforced-concrete column-and-wall structure

– upper floors: reinforced-concrete and ceramic column-and-wall structure, transverse layout

– foundations: reinforced-concrete strip and pad footings

SOLUTIONS INCREASING ACOUSTIC COMFORT

The location of the building on the plot and the shape of the volume are intended to ensure the acoustic comfort of the residents:

– location of the building with its gable wall facing the noise source

– polygonal volume providing for the breaking up of sound waves and an acoustic shadow for the western part of the elevation

– the arrangement of bay windows and balconies providing for the breaking up of sound waves and turning the main windows of the flats away from the noise source

– setting back the residential part and projecting the garage and service part, providing for the breaking up of sound waves and an acoustic shadow for the southern part of the elevation

– the use of soft and porous surfaces on the terrace above the garage and services, in order to absorb the sound reflected from the elevation

– solid balcony balustrades providing an acoustic shadow for the balcony doors

ENERGY-EFFICIENT SOLUTIONS

– Energy-efficient building solutions: thermal insulation of the walls 20 cm thick, of the ceilings 25 cm thick, elimination of thermal bridges above the garage, on the attics and on the strip footings, installation of windows within the thickness of the insulation.

– Thermal separation of the residential and service rooms from the garage part and thermal insulation of the garage

– Use of green roofs above the commercial premises

– Use of solar panels with a heat exchanger for the preliminary heating of the central-heating water

– The simple structural layout of the floors ensures a reduction in the use of concrete

– Lintels built into the party walls make it possible to combine flats in the future.

– Construction of retention wells on the sanitary sewer, making it possible to use rainwater to maintain the greenery on the plot

– Use of semi-permeable materials on the parking spaces as a surface in the form of grass paving / eco-grids

– Construction of a retention-and-infiltration system

INSTALLATION SOLUTIONS

Central heating: a local gas boiler room with solar panels with a heat exchanger for the preliminary heating of the central-heating water

Sanitary sewage

Hot and cold water supply

Stormwater drainage routed inside the building, to the retention-and-infiltration system

Gas installation to supply the central-heating boiler room

Gravity/hybrid ventilation in the residential premises: in the bathrooms and kitchens, with additional risers in the kitchens for connecting a cooker hood

Mechanical supply-and-exhaust ventilation in the commercial premises

Electrical, lightning-protection and lighting installation

Telecommunications, TV-SAT, intercom and structured-network installation

ADAPTATION OF THE BUILDING FOR PEOPLE WITH DISABILITIES

– Within the planned investment, 3 parking spaces adapted for people with disabilities are planned

– The lift located in the vestibule serves the entire building

– Because the structural walls are the party walls, it is possible to adapt individual premises to the needs of people with disabilities.
